Buying property in NSW

Once you have found the property you wish to purchase please provide our contact details to the real estate agent. 

Please do not sign anything before contacting our office. 

If you sign a Contract with the agent, you may have only a very short time (usually 5 business days) to undertake the necessary investigations and receive approvals.  Very serious legal implications apply if you do not comply with the terms of the Contract within this time period.

If you are purchasing at an auction, please contact us before the auction day.  We can peruse the Contract and advise in advance - if you are the successful bidder there will be no cooling off period under the Contract for Sale.

If you require finance, you should get this underway - please contact our office and we can refer a mortgage consultant to assist.

After receiving a sales advice from the agent, our office will contact you to arrange the pre purchase inspections your require, including pest or building inspections, a survey report or Council building certificate.  The Contract for Sale will be reviewed and you will be advised of its implications.  Amendments can be made prior to exchange, and if any are required, we will attend to these.

Once you are happy with your pre purchase inspections, and any required finance is approved, our office will attend to exchange of Contracts.  Exchange is where the counterpart Contract (signed by the purchaser) is swapped with the original Contract (signed by the vendor).

Our office will:

  • investigate whether there are any charges owing on the land;
  • stamp the Contract and Transfer;
  • Liaise with your bank to satisfy their requirements;
  • Arrange and attend settlement

Our fee:

$1,200

(GST inclusive)

What is not included in our fee:

  • Pre purchase inspection fees;
  • Stamp duty;
  • Certificate of Currency of insurance (if property is a strata unit - usually $35)
  • Agency fee (usually $88) if settlement takes place away from the Central Coast
