Selling property in NSW
When you have reached the important decision of selling your property, Anderson Conveyancing will prepare a Contract for Sale.
The Contract document requires certain certificates required by legislation, which our Certified Practising Conveyancing (CPC) will advise you of.
Your nominated real estate agent is provided with a copy of the Contract. The agent must hold a copy of the Contract before they can, by law, show or market your property to prospective purchasers.
Once a purchaser is found, the agent provides a sales advice to our office. A counterpart Contract is issued to the purchaser's conveyancer, with the original Contract to be signed by you.
The purchaser will obtain pre purchase inspection reports, including those for pest and building. Once the purchaser is satisfied with these inspections, and has obtained any required finance, exchange of Contracts will take place. Prior to exchange, our office will liaise with you regarding any proposed changes to the Contract, and to ensure you are happy with the terms of the sale.
Exchange is the process of swapping the counterpart Contract (signed by the purchaser) with the original Contract (signed by the vendor). The two identical Contracts are dated when this takes place. There is no need for you to attend the exchange.

(GST inclusive)
This will be payable as to $250 on preparation of your Contract for Sale, with the balance of $740 on settlement of your sale.
